One common thing to pay attention to is drainage. You do not want the house you are buying to have poor drainage. You want water to move smoothly without interruption from the house. The gutters should also be in good shape on the house. This does not mean the gutters have to be the cleanest but they do need to be in good condition if you are going to buy the house.
Electrical wiring should be in good standing with the house. Bad wiring can cause the house to catch fir and will increase the chances of electrical shock. An inspector will be able to let you know if there is a problem with the wiring. Most of the time it is older homes that need new wiring because it hasn’t been maintained accordingly. The roof should always be checked when you are buying a home. If the room is leaky it can cause you a lot of money but you will not know how much until you get an inspector to tell you how bad it is. It can be something as small as buying new shingles or something as big as replacing the whole roof.
Heating systems can be that is old should be a red flag in your mind. The older the heating system is, the more money you will have to spend on maintenance. Heating systems that are non electric has a risk of creating carbon dioxide fumes. If carbon dioxide is released in your home it can kill you. Poor maintenance can also bring down the quality of your home. Places where the home seller looks like he did a poor job or repairing things himself is not a good sign.
